Ah, Pullens, Pullens!

Hopefully someone can take it over and do a good job. The location is great but each time I went I found it to be too expensive and the food uninspiring with miserly portions. I think there's real potential. I don't want to ALWAYS eat in the Flo, Pizza Express or Blackbird.
How old is that add, the blackboard on the pavement is advertising christmas lunch!

Pullens for Sale
As the saying goes everything is for sale for the right price.
Up until now I have ignored the ‘tittle-tattle’ about my business that
rumbles around The Herne Hill Forum web site as it would appear to come
from an ill-informed minority. But last night the gossip from the forum
spilled out onto the floor of the public bar of The Half Moon Pub.
Facts
In 2006 I was approached by a property company called Pegasus who said
that they had a line of clients wanting to buy my business. Pegasus
valued Pullens as a leasehold business at 350k. I was then approached by
3 chains which came to nothing and since then I have not heard another
word from Pegasus. In 2010 I was approached by a small pub chain and I
engaged an agent to negotiate on my behalf and they produced a marketing
package.
Unfortunately for us this information got onto the HHF web site and
became the subject of debate. An individual, who works in a pub locally,
started a campaign to buy Pullens as some sort of ‘community project’.
Although I was never approached directly there was talk of offering me
130k.
The pub group (who by this time had spent a considerable amount of money
on professional fees) decided to withdraw. My agent thought it had
something to do with the publicity HHF Web Site
Pullens is not listed with an agent at present. My wife and I are in our
23rd year at Pullens and are halfway through our second lease. We
turnover between 400 & 600K net per year and make between 5 & 15% net
profit on turnover. There are 10 rooms of accommodation (not let-able
under the terms of the lease). We have a strong local clientele. Last
night we were full of regulars including two tables that have been
eating regularly with use since the 20thof April 1989!

In spite of what I have said above, I wish you all the best in your continuing business.
I have no intention of buying in as I know how much effort goes in to running such a place but hopefully you will get some feedback / insight off the people on here because I think it could be great and, given the right offering, I would gladly become a regular.
